All rates are per night and do not include the sales and lodgers tax of approximately 16.7%. There is NO cleaning fee for stay that meet the minimum stay requirement. Minimum stay is generally three nights and stays of less than 3 nights will be charged a cleaning fee. Minimum stay for December 20 - January 2 and Spring Break is a four night minimum. Rates are subject to change, except those guaranteed with a deposit.

DEPOSIT AND PAYMENT REQUIREMENTS
All bookings require a $500 deposit to confirmation reservation and full payment is required thirty days prior to arrival date.

CANCELLATION
$500 for reservations canceled after receipt of initial deposit. Cancellations after full payment due date are non-refundable unless dates are resold (less $100 fee). No refunds are made for un-used nights regardless of cause.

MAID SERVICE
Daily maid service is not included in the rental rate. All rentals are clean with fresh linens and starter supplies but are not replenished. Starter supplies include: dishwasher detergent, toilet paper, bar soap and trashcan liners.

CHECK-IN PROCEDURES
Check-in is after 4:00PM. Check-out is by 10:00AM
Early check-ins and late check-outs in all cases require prior approval and may be subject to fees.

Due to recent increases in supply and transportation costs, there will be a $35 fee charged in addition to the rates listed above. This is $35 per reservation and not per night.

Due to theft of firewood, I am not able to keep firewood stocked at my properties. Crime is not generally an issue in Angel Fire, except when it comes to firewood.
